We have much to be grateful for as we look forward to the New Year in Naples. Most of our beaches, restaurants, retail and recreational centers, and many parks are open. The sand is white, the water is clear and blue, and there is currently no red tide or bacteria in the water, but some debris may be buried under the sand and swimmers are advised to wear water shoes.

Those tuning into the news from afar are led to believe coastal markets were entirely decimated, yet those of us at ground zero realize that it was the narrow band along some areas of the coast itself that experienced unprecedented storm surge damage while, only blocks in, there was scant evidence. Life returned to normalcy for most within days. Businesses were open, traffic was flowing, and flights coming into the Gulf Coast were full.
I have many friends and clients asking how the Naples Coast looks after the storm. Older homes not built to hurricane code and at a low elevation felt the full brunt, while the living areas of newer construction were mostly untouched. Recently I took photos and gathered info to help you to see resiliency Naples has shown as we work towards recovery and life after Ian.
Seagate Beach and pedestrian path is open
Clam Pass Beach & The Naples Grande 5 restaurants, 3 pools, spa, tennis, and golf amenities are open
Gulf Shore Blvd North is looking much better
Venetian Village North Marina is looking good
Most Park Shore Beach Accesses are Open
The S. End of Gulf Shore Blvd N- Moorings is older construction and was mostly flooded, but many buildings like Admiralty Point are open again.
Edgewater Beach Hotel is Open
Pelican Bay pedestrian path is open with limited tram service. S beach will open early 2023, N. restaurant opens next season. S and N Tennis centers are open
Waterside shops and restaurants are open
Artis—Naples and The Baker Museum are open
The Ritz Carlton-Beach is accepting reservations beginning March 2023
Vanderbilt & Bluebill Beaches are open
The Turtle Clubs’ first floor flooded, along with many of the older beachfront structures, but the resort plans to reopen 2023-2024 Season
The Floridian Club Restaurant and beach are open
La Playa Beach Resort begins reopening Jan. 2023
Mercato restaurants and shops, like most of east of 41 were not flooded and are open as usual
Premier Sotheby’s Mercato Office is Open

You may be pleasantly surprised by what your home is worth as 2023 high season approaches. Median Price appreciated 20% in Nov. 2022, to $600,000. 10 years ago it was $210,000, a 285% gain, demonstrating that Naples real estate has a sound investment history.
Inventory almost doubled in Nov. to 2468 listings, but a balanced market is 5000 or more. As expected, the limited inventory in Naples accounted for fewer sales and increased prices.
