Timing could make a significant difference. In addition to Florida having no individual state income tax, proposed changes could offer eligible homeowners additional property-tax savings.

On November 3, 2026, Florida voters will decide on Amendment 3, which proposes increasing the homestead exemption for non-school property taxes to $150,000 in 2027 and $250,000 in 2028.

Establishing Florida residency by December 31, 2026 could position eligible homeowners to receive the increased exemption beginning in 2027 if the amendment passes. New residents after that date would generally face a five-year waiting period for the increased exemption.
